Seller Inquiry Customer Care SMS Privacy Notice
Effective and version date: August 9, 2026. This section applies only to the Middle America Homes Seller Inquiry Customer Care SMS program.
Program scope and opt-in. A property seller opts in only by submitting the Middle America Homes seller-inquiry form and actively checking its separate SMS consent box, which is unchecked by default. Providing a phone number without checking that box does not enroll anyone. Consent is optional and is not a condition of submitting the form, receiving a written offer, purchasing or receiving a service, or completing a real estate transaction. You must be at least 18 years old and the authorized user of the mobile number to opt in.
Message purpose and frequency. Messages are limited to one-to-one customer care for the seller inquiry the person submitted, such as responding about the property, requesting or confirming property details, scheduling a requested call or appointment, sending requested showing updates or document reminders, following up about a requested offer, or continuing that seller-requested conversation. Message frequency varies with the inquiry. Message and data rates may apply. This program does not include recurring property-owner marketing or internal operator alerts, and a buyer-inquiry form, purchased or shared list, public record, skip trace, Smarter Contact record, previous cold outreach, or unchecked form cannot enroll anyone in it.
Consent records and fail-closed eligibility. Middle America Homes retains an append-only record of the seller inquiry and its consent decision, including the form and source, normalized phone number, checkbox state, affirmative action, exact disclosure version and cryptographic hash, linked Terms and Privacy URLs, timestamps, and limited request metadata used to document the submission. A record is not eligible for this program unless valid, program-specific affirmative consent proof is present. Incomplete, mismatched, revoked, suppressed, or consented-to-another-program records remain ineligible.
No sharing of SMS opt-in data. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with third parties or affiliates for their own marketing or promotional purposes. The phone numbers and SMS consent you provide to Middle America Homes are never sold or rented. Service providers may process this information only as needed to operate, secure, support, or document this specific customer-care program for Middle America Homes, subject to confidentiality and use restrictions, or when disclosure is required by law.
Your rights and choices. Reply STOP to opt out at any time; we will send one confirmation message and then SMS for this program will stop. Reply HELP for help, call (260) 908-9906, or email seth@middleamericahomes.com. You may also request access to, correction of, or deletion of personal information we hold about you, subject to records we must retain to honor suppression or meet legal obligations. Requested Guide Text Privacy Notice
Effective and version date: August 24, 2026. This section applies only when someone asks Middle America Homes to text the selling guide from our guide request page.
What we collect and why. We collect the mobile number entered, optional name and email, source page, checkbox state, exact disclosure version and hash, submission and consent timestamps, limited request metadata, delivery status, and provider receipt identifiers. We use this information to deliver the one requested guide text, document that request, prevent duplicate delivery, troubleshoot a failed delivery, and honor suppression.
Separate, one-message permission. The required guide-delivery checkbox starts unchecked. Checking it authorizes one text with the requested guide link. It does not enroll the number in recurring seller follow-up or marketing messages, and it is not a condition of selling a home or working with Middle America Homes. A prior inquiry, phone-number field, public record, purchased list, skip trace, or consent to another program does not authorize this guide text.
Mobile information and consent non-sharing. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. The mobile number and guide-text consent are not sold or rented. Service providers may process them only as needed to deliver, secure, support, or document this requested message for Middle America Homes, subject to appropriate restrictions, or when disclosure is required by law.

Property Owner Marketing SMS Privacy Notice
Effective and version date: July 18, 2026. This section applies only to the distinct Middle America Homes Property Owner Updates recurring marketing and nurture SMS program. It is separate from consent to messages about a specific seller, buyer, property, appointment, offer, document, or customer-service inquiry.
What we collect. When you use our public marketing SMS enrollment form, we collect the U.S. mobile number you enter; the server receipt timestamp; your reported time zone and UTC offset; the source page; the exact disclosure text, version, and cryptographic hash; the affirmative checkbox and submit action; the program and marketing subject; the deployed site revision; and, where lawful, the requesting IP address and browser user-agent. We also retain later revocation, suppression, number-deactivation, or re-consent events associated with this program.
How we use it. We use this information only to operate and support Middle America Homes Property Owner Updates, prove and audit consent, prevent abuse, honor revocation and suppression, and comply with applicable law. The program may send property-owner education, seller-market updates, home-selling tips, and occasional Middle America Homes service check-ins. You may receive up to 4 messages per month. Message and data rates may apply.
No marketing sharing. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. SMS opt-in data and consent for this program are not sold, rented, or shared with third parties or affiliates for their own marketing or promotional purposes. Service providers may process the data only as needed to operate, secure, support, or document the program for Middle America Homes under confidentiality and use restrictions, or when disclosure is required by law.
Eligibility is consent-based and fail-closed. Middle America Homes does not infer enrollment from Smarter Contact, public records, probate or vacancy data, skip tracing, a purchased or shared list, previous cold outreach, or consent to a different inquiry program. A record is not eligible unless affirmative program-specific consent proof is present and valid. Test, incomplete, contradicted, revoked, suppressed, deactivated, or reassigned records are not eligible.
Retention and suppression. We retain consent proof for as long as reasonably needed to demonstrate the permission granted and retain revocation and entity-specific do-not-contact suppression records for at least five years or longer when required by applicable law. Re-consent is recorded as a new event; earlier revocation history is not overwritten.

Consent is optional and is not a condition of purchasing or receiving any property, product, or service. You must be at least 18 and the authorized user of the mobile number you enroll. Internal Operator Alert Privacy Notice
Effective and version date: July 31, 2026. This section applies only to the isolated Middle America Homes Internal Operator Alerts program for one directly authorized company operator. It does not apply to seller, buyer, customer-care, property-owner marketing or nurture, authentication-code, or public-audience messaging.
Recipient and direct authorization. The only eligible recipient is the company operator who completes and returns the exact publicly reviewable written authorization form for recurring operational alerts to the protected mobile number. The operator actively marks the form's unchecked consent box and signs and dates it. Middle America Homes stores the completed record privately with the exact number, timestamp and time zone, disclosure version and hash, and revocation posture. Viewing the public specimen or marking the browser copy does not enroll anyone, and there is no keyword opt-in.
Voluntary SMS channel. SMS is optional and is not a condition of employment, system access, using any product or service, any transaction, or completing an operational action. Declining or revoking SMS does not remove access or prevent the operator from acting; separate transactional email alerts remain available.
What we process. Protected consent records may include the authorized mobile number, the written authorization and its cryptographic hash, the authorization timestamp and time zone, the disclosure version, and later revocation or suppression history. Operational records may include an internal alert identifier, an idempotency hash, an allowed alert kind and severity, an allowlisted source system, an opaque non-secret context reference, timestamps, channel states, provider error codes, and cryptographic hashes of provider receipt identifiers. The application alert database does not store the protected recipient, rendered message body, email address, or raw provider receipt identifier.
How we use the information. We use this information only to prove and audit the operator's direct authorization, deliver fixed internal alerts about secure sign-in or authentication approval actions, legal or permission reviews, production outages, or material releases, prevent duplicate alerts, enforce rate limits, troubleshoot delivery, and honor revocation and suppression. Alerts direct the operator to the original authorized provider or internal console and do not carry passwords, one-time passcodes, MFA codes, credentials, secrets, links, telephone numbers, customer data, or arbitrary caller-supplied text.
Frequency and charges. Message frequency varies with actual internal operational events and will not exceed 3 alerts in any 15-minute period, 6 alerts in any hour, or 12 alerts in any day. Message and data rates may apply.
Mobile-number and consent non-sharing. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. The operator's mobile number and SMS opt-in data are not sold, rented, or shared with third parties or affiliates for their own marketing or promotional purposes. Service providers may process the information only as needed to deliver, secure, support, or document this specific Middle America Homes operational-alert program under appropriate restrictions, or when disclosure is required by law.
STOP, HELP, and suppression. Reply STOP or a standard equivalent to end SMS and iMessage alerts for this program. The messaging provider may send one standard confirmation. Reply HELP or INFO for help. Replying START records only a pending reauthorization request and does not reactivate the program; a new direct written authorization and separate activation decision are required. Consent and suppression evidence is retained as reasonably needed to document permission, honor the operator's choices, prevent unintended reactivation, and meet applicable obligations.

What information do we collect?

We transfer information about you if Middle America Homes is acquired by or merged with another company. Remarketing
Middle America Homes also may use 3rd party vendor re-marketing tracking cookies, including but not limited to the Google Adwords tracking cookie. This means we will continue to show ads to you across the internet, specifically on the Google Content Network (GCN). As always we respect your privacy and are not collecting any identifiable information through the use of Google or any other 3rd party remarketing system.
